Most small businesses in the country, including the HVAC company, report their taxes on a cash basis, leading to seemingly inconsistent financial statements. A large bank’s lending representative initially provided a low valuation due to these fluctuations. Recognizing the true consistency of the business’s revenues, CGK requested accrual basis financials, which provided a more accurate and stable representation of the company’s earnings. This strategic move highlighted the real-time consistency of revenues and profits, ultimately attracting a private equity firm. Unlike typical business brokers who might have accepted the lower cash basis valuation, CGK’s proactive approach resulted in creating $2.5 million in additional value for the seller.

CGK’s ability to find the right buyer was demonstrated when they sold a franchisee specializing in extreme cleaning, from biohazards to hoarding.
